GLADSTONE ROAD

Structural Shed Conversion to High-Spec Living Area

Full conversion from unusable shed to bespoke living area

Before and after

Project Overview

Brief

Transform an attached shed into a warm, usable room that felt like part of the house rather than a separate outbuilding.

How we handle projects

Once the brief is agreed, we can handle sequencing, material ordering, access, structural items, roofing, internal works and final handover so the client gets one coordinated build from start to finish.

Scope handled

Asbestos roof removal, chimney removal, structural beam logistics, new roof structure, rooflights, window changes, screed preparation, framing, insulation, plasterboarding, plastering, electrics and final finishing.

Stage 1 | Initial Condition

Existing structure and strip-out

The outbuilding started with an asbestos sheet roof, poor internal condition and no proper thermal envelope. The first phase was stripping the space back so the underlying issues could be dealt with properly rather than covered over.
  • The old roof was removed so the structure could be assessed properly.
  • This stage established the true condition of the space before rebuilding started.

Stage 2 | Demolition + Steel

Structural alterations and beam logistics

A major part of the project involved removing the internal chimney breast and preparing for a new structural arrangement. A large steel beam was required to support the new roof build-up, which meant coordinated access, lifting equipment and accurate sequencing.

  • Demolition cleared the room ready for the new structural layout.
  • Plant access and lifting were arranged to place the steel into position safely.
  • Material deliveries were coordinated to keep the programme moving.

Stage 3 | Roof Rebuild

New roof structure formed

With the steelwork and structural support strategy in place, the next step was rebuilding the roof properly. New timbers were installed and the geometry of the new roof was formed with openings built in for the two rooflights.

  • A new roof arrangement replaced the outdated sheeted covering.
  • Rooflight positions were built into the structure from the start.
  • The shell moved decisively from demolition into build phase.

Stage 4 | Weatherproof Shell

Rooflights, coverings and external progress

Once the structure was formed, the roof build-up progressed into membrane, covering and weatherproofing work. The new roof line, external shape and rooflight positions started to show the finished form of the conversion.

  • The external shell was brought back to a solid weatherproof condition.
  • Rooflights were integrated into the new roof build.
  • The outside of the property began to reflect the higher-spec finished result.

Stage 5 | Internal Build-Up

Framing, insulation and room formation

Inside, the room was framed out and prepared as proper living accommodation rather than storage space. The internal structure was set for services, insulation, boarding and the final room layout, with the rooflights helping turn the room into a bright usable space.

  • Internal framing shaped the new room and wall positions.
  • Thermal insulation boards were fitted and taped for a cleaner sealed envelope.
  • The room was built up in the right order so the finish was not compromised later.

Stage 6 | Boarding + Plaster

Boarded out, plastered and ready for finish

With the insulation and internal build-up completed, the room moved into boarding, plastering and final fit-out. By this stage the conversion had fully changed character from a rough shell into part of the house.

  • The room was boarded and plastered to create a proper internal finish.
  • Final preparation allowed flooring, heating and decoration to be completed cleanly.

The result

The conversion created a bright, usable living area that feels integrated with the home rather than bolted on to it. The room now benefits from improved structure, insulation, daylight, heating and a cleaner finished appearance.

  • Stronger structural arrangement and a fully rebuilt roof
  • Additional practical living space without extending the footprint
  • Better daylight through two rooflights
  • A cleaner external appearance and a higher-value finished result

Start-to-finish delivery

This was not a cosmetic tidy-up. It was a structurally demanding conversion that required careful sequencing, material coordination, steelwork, roof rebuild works and a proper finishing package before the room could become completed living space.

Why clients use us for this type of work

Once the brief is agreed, we can coordinate the build from start to finish - materials, access, structural items, trades, programme and final handover - so the client gets one completed space rather than a collection of half-finished stages.

Ideal for homeowners and property investors looking for:

  • Attached outbuilding conversions
  • Full extensions attached to existing homes
  • Structural refurbishments and roof alterations
  • Projects delivered from architectural and structural plans
